葉立群，一個家住南部，負笈北上的大學生，因為難耐嘈雜而搬出了宿舍，他賃居的這一幢屋子，三樓上有一個精緻的樓台花園、一間佛堂.....住的是蒔花念佛的房東辛老太太，他的遠親辛國書、佣人阿燦、和一位在郵局工作的馬小姐。而二樓和一樓則分租給葉立群、二個女工、綽號鷓鴣菜的水電工人李宏興、擺麵攤的老夏、退休公物人員秦先生和區公所兵役課員蔡先生一家四口。
新來乍到的葉立群，受到了樓中眾人的熱枕歡迎和慈祥的老太太的親切照顧，等他刊載報上的文章被發現，作家的身分被公開之後，眾人對他更是敬佩有加，另眼相看。
從此，他在這個由辛老太太統治的小王國中受到特殊的待遇.....老太太要他每天上樓一起吃飯，鷓鴣菜亟欲和他建立友誼，二女工中的靜芳對他暗自垂青....在這些中間又穿插了許多趣事…最重要的，就是三樓的馬小姐，起先或許是因為立群和他因山難棄世的弟弟外貌酷似而主動的藉著請教英文來和立群接近，終於日久生情的和他發展出不尋常的關係。
這一切，都在和諧、美滿的氣氛中進行著，唯一美中不足的，就是老太太那個遊手好閒、不務正業的遠親辛國書，始終對立群懷有敵意，除了一次正面衝突之外，他還在撞破立群和馬姐的戀情之後向立群要脅、勒索。
假期到了，立群辭別了老太太和依依不捨的馬姐回到南部之後，只有藉著長途電話和書信往還和馬姐互訴相思。馬姐的一封快信帶來了老太太因病入院的壞消息，立群匆匆忙忙的趕回台北探望老太太，知道了老太太仕身罹絕症……
